The easy answer is that here in Southern Coastal California there is not really a truly bad time to list or purchase real estate. There are a few reasons why this is true: the weather is temperate all year round so we don’t have to worry about issues in that department. Another reason is that it’s a consistently popular location. Usually there is a list of buyers and sellers scouring the market for the perfect property–both traditional homes as well as luxury homes.
That being said, there are some seasonal cycles that we see here in SoCal year after year. Beginning in January and February we see an uptick in activity. By March and April things are heating up both for the buying and selling side of the Orange County, California real estate market. The best time of the year to buy or sell in Costa Mesa, Huntington Beach, and other nearby areas in Southern California is usually in the summer months. It is a peak time for the weather, a lot of travelers and tourists are around, and people have a little less stress during the summer months thanks to the lack of major holidays and other responsibilities.
While the buying and selling of real estate never truly stops in SoCal, the slow down typically happens right before the holidays in November and December. That’s not to say that there aren’t some great benefits to buying and selling during these months though! If you are looking to buy a home in Orange County you have an advantage because there is less competition, while sellers have the advantage of knowing that there is less on the market so buyers are more likely to pounce! Base your listing time on when you will want to have people in and out of your home. If you have big plans for the summer such as parties, family gatherings, or a reunion of some kind, you might not want people constantly visiting your home and doing walk throughs.
